How do I calculate net rental income?
Gross rent minus vacancy allowance (5–8%), operating expenses (taxes, insurance, maintenance, management), and debt service. Operating expenses alone typically consume 35–50% of gross rent — the "50% rule" exists for a reason.
What monthly reserves should landlords hold?
Set aside 5–10% of rent for maintenance and another 5–10% for capital items (roof, HVAC, water heater). Properties older than 20 years justify the high end.
